Every service we offer is designed to address the root cause of crawl space moisture problems — not just the symptoms.
Full crawl space encapsulation with liner, wall coverage, and vent sealing
Full encapsulation is the most complete moisture solution for a crawl space. We seal the entire space — floor, walls, piers, vents, and sill plate — creating a conditioned environment that dramatically reduces humidity, prevents mold growth, and improves your home's air quality.
This is our most popular service and the one we recommend most often for Western NC homes where humidity and ground moisture are persistent problems.
Ground moisture vapor control with polyethylene liner installation
A vapor barrier is a solid entry-level option for crawl spaces without standing water or significant mold. We install 6-mil or 12-mil polyethylene liner on the crawl space floor, stopping ground moisture from evaporating upward into your home.
While not as comprehensive as full encapsulation, a properly installed vapor barrier significantly reduces ground moisture and can be upgraded later to a full encapsulation system.
Professional mold removal and antimicrobial treatment for crawl spaces and full homes
Mold in a crawl space is more than a cosmetic problem. It spreads through your home's air supply, affects structural wood, and can cause serious health issues. We use HEPA-grade equipment and EPA-registered antimicrobials to properly remove and treat mold at the source.
For full mold remediation combined with encapsulation and a Contractor-supplied dehumidifier, we offer a lifetime mold warranty against recurrence from high humidity.
Aprilaire crawl space dehumidifiers sized to your space and moisture load
A properly sized dehumidifier is essential for maintaining a healthy encapsulated crawl space. Without one, humidity levels can rise enough to support mold growth even in a sealed space. We install Aprilaire crawl space dehumidifiers — the industry standard — sized specifically to your space and moisture conditions.
Interior perimeter drainage systems and sump pumps for active water intrusion
If your crawl space has active water intrusion — standing water, seepage through foundation walls, or hydrostatic pressure — encapsulation alone is not enough. You need a drainage system to manage and remove that water before it can damage your liner, structure, or belongings.
We install interior perimeter drainage channels and sump pumps with battery backup options to ensure your crawl space stays dry even during heavy rain or power outages.
That's exactly what the free inspection is for. We'll assess your crawl space, document what we find, and give you an honest recommendation — no pressure, no obligation.

The most complete moisture solution for Western NC homes — sealing every surface to eliminate humidity, prevent mold, and protect your structure.
Full encapsulation is our most recommended service for Western NC homes. The mountain climate creates persistent ground moisture and humidity that a vapor barrier alone cannot fully address. Encapsulation seals the entire crawl space — floor, walls, piers, vents, and access door — creating a controlled environment that dramatically reduces humidity and protects everything above it.
Full floor coverage and 3 feet up all block walls, providing a heavy-duty moisture barrier that resists tears and punctures.
All structural posts, piers, and columns wrapped and sealed to eliminate moisture pathways.
All seams overlapped a minimum of 6 inches and sealed with vapor bond tape.
All pipes, wiring, and post penetrations sealed at the liner to maintain a continuous barrier.
All crawl space vents sealed with insulated covers to prevent outdoor humidity from entering.
A properly sealed access door installed to maintain the conditioned environment.
Mechanically fastened to foundation walls to insulate and reduce thermal bridging.
Full removal of debris, old materials, and old insulation prior to installation.
Light-to-moderate mold treatment included. Severe conditions scoped and priced separately.
All surfaces treated with EPA-registered antimicrobial agents before liner installation.
Our encapsulation is backed by a lifetime warranty on materials and workmanship, provided annual maintenance is performed at Owner's expense. The warranty is transferable when you sell your home — a documented selling point for buyers and real estate agents.
We assess your crawl space, document existing conditions with photos, and determine the correct scope.
Debris removed, old insulation pulled, any mold treated before the liner goes down.
Heavy-duty liner installed floor-to-wall, all seams taped, all penetrations sealed.
Vents sealed, access door installed, rigid foam fastened, final walkthrough completed.

A solid entry-level solution to stop ground moisture from evaporating into your crawl space and home.
A vapor barrier is a polyethylene liner installed on the crawl space floor to block ground moisture from evaporating upward into your home. It is the right choice for crawl spaces without standing water, significant mold, or severe humidity problems — and it can always be upgraded to full encapsulation later. We install 6-mil or 12-mil liners depending on your conditions.
Full floor coverage from wall to wall, sized to your specific crawl space dimensions.
All seams overlapped 6 inches minimum and taped to prevent moisture pathways.
Liner secured to foundation walls at the perimeter edge to prevent shifting over time.
All utility penetrations — pipes, posts, wiring — wrapped and sealed at grade level.
Standard volume debris and trash removal prior to installation.
Vapor barrier installation is backed by a lifetime warranty on materials and workmanship, provided annual maintenance is performed. This warranty can be upgraded to include a full encapsulation warranty if you later choose to expand the scope.
We assess your crawl space dimensions, moisture levels, and existing conditions.
All debris cleared and ground prepared before liner installation begins.
Liner installed full floor coverage, seams taped, edges secured to walls.
Technician confirms all penetrations are sealed and liner is fully secure.

Whole-home mold remediation and crawl space mold removal across Western NC — professional removal and treatment that addresses the source, not just the surface.
Mold is more than a cosmetic problem. It spreads through your home's air supply, attacks structural wood, and can cause health issues for occupants. We handle mold anywhere it shows up in the home — crawl spaces, basements, attics, bathrooms, closets, behind drywall, around HVAC returns, and inside wall cavities after a leak. We use HEPA-grade equipment and EPA-registered antimicrobials to properly remove and treat mold at the source. When combined with full encapsulation and a Contractor-supplied dehumidifier, we back our work with a lifetime mold warranty.
Mold under the house is only part of the picture. Our IICRC-certified technicians are trained to remediate mold throughout the living space and upper levels of the home as well — not just the crawl space.
Mold behind drywall, baseboards, closets, and behind furniture — common after slow leaks or long-term humidity.
Remediation around tubs, showers, vanities, toilets, and washing machine walls where hidden moisture breeds mold.
Behind dishwashers, under sinks, and inside cabinetry where supply lines or drains have leaked.
Black mold on roof sheathing and rafters from roof leaks, bath-fan venting problems, or inadequate attic ventilation.
Foundation wall mold, flood-impacted finished basements, and basement storage areas.
Coordination with HVAC specialists to address mold in air handlers and supply/return lines feeding the home.
Full documentation of affected areas, moisture readings, and photo evidence before work begins.
Physical removal of mold growth from all affected surfaces using professional equipment.
EPA-registered products applied to all treated surfaces to prevent regrowth.
For severe cases, containment barriers and negative air pressure established to prevent cross-contamination.
Removal of drywall, insulation, trim, flooring, or other materials that cannot be effectively treated in place.
Optional third-party testing by a certified Indoor Environmental Professional — at Owner's expense.
When full mold remediation is combined with our full encapsulation system and a Contractor-supplied Aprilaire dehumidifier, we provide a lifetime warranty against visible mold recurrence from high humidity. Annual maintenance is required. Mold resulting from plumbing leaks, flooding, or mechanical failures is not covered.
We document all mold locations, severity, and the moisture source driving growth — in the crawl space and throughout the home.
Mechanical removal, HEPA vacuuming, and antimicrobial treatment applied to all affected surfaces.
Underlying moisture issue addressed — encapsulation and dehumidifier installed where recommended.
Post-treatment documentation provided and optional IEP clearance testing available.

Aprilaire crawl space dehumidifiers sized to your space and moisture load — the essential final step in moisture control.
Every unit is installed with a condensate pump and dedicated electrical circuit.
Installed and commissioned, sized to your specific crawl space square footage and moisture load.
Installed to automatically remove collected water from the unit without manual emptying.
Routed to an appropriate discharge location so the unit operates fully automatically.
Installed by a licensed electrician subcontracted by AMC. Permit obtained where required.
Unit set to the correct target humidity level for your crawl space conditions.
We show you how the unit works, what settings to expect, and when to schedule maintenance.
All Aprilaire dehumidifiers include a 5-year manufacturer parts warranty. An optional lifetime warranty covering both labor and materials is available if you participate in our annual maintenance and inspection program at Owner's expense.
We assess your crawl space size, moisture levels, and determine the correct unit size.
Licensed electrician scheduled for dedicated circuit installation.
Dehumidifier mounted, condensate pump and drain line installed and tested.
Unit powered on, calibrated, and confirmed operational before we leave.

Interior perimeter drainage and sump pump systems for crawl spaces with active water intrusion — keeping your space dry even in heavy rain.
If your crawl space has active water intrusion — standing water, seepage through foundation walls, or hydrostatic pressure — encapsulation alone is not enough. You need a drainage system to collect and remove that water before it can damage your liner, wood structure, or belongings. We install interior perimeter drainage channels with sump pump systems and battery backup options.
Installed at the correct depth and slope along the perimeter of the crawl space to collect intruding water.
Installed on the drainage channel to prevent sediment from clogging the system over time.
Excavated and lined at the optimal location based on water flow patterns in your crawl space.
Installed in the pit with discharge line routed to the exterior.
Routed to a safe exterior discharge location away from the foundation.
Drainage channel covered with new concrete after installation. Note: patch will differ in color and finish from existing concrete.
Our interior drainage system is warranted for the lifetime of the structure against standing water within the perimeter of the installed drainage system, provided the sump pump is kept operational and maintained annually. Sump pump failure caused by power outages, GFCI tripping, or breaker tripping is not covered — a battery backup is strongly recommended.
We map water entry points, assess the crawl space floor, and design the drainage layout.
Perimeter trench excavated along foundation walls at the correct depth and slope.
Drainage channel, filter sock, sump pit, and pump all installed and tested.
Trench covered with new concrete. Final drainage test performed before sign-off.

Straight answers about crawl space moisture, encapsulation, mold, and what to expect from working with us.
In WNC, yes — in most cases. Our climate combines heavy annual rainfall, mountain humidity, and significant seasonal temperature swings, all of which push moisture up into vented crawl spaces year-round. Encapsulation seals out that moisture, protects framing and subfloor from rot, drops indoor humidity, and reduces energy bills. For homes with existing mold, musty odors, or cupped floors, it is almost always the right long-term fix.
A vapor barrier is a polyethylene liner laid on the crawl space floor — it blocks ground moisture but not humidity coming through vents or block walls. Full encapsulation seals the floor, climbs the walls, wraps piers, seals vents and penetrations, and is paired with a dehumidifier to create a fully conditioned space. A vapor barrier is the right call for dry, vented crawl spaces; encapsulation is the right call when humidity, mold, or structural moisture is already a problem.
A properly installed 16-mil encapsulation system should last 20+ years, and our systems carry a lifetime warranty on materials and workmanship when annual maintenance is performed. The dehumidifier itself typically lasts 8–12 years before replacement. The liner, sealing, and foam board are effectively permanent unless physically damaged.
If you have a basic vapor barrier in a vented crawl space, usually no — the vents handle airflow. If you have a sealed or encapsulated crawl space, yes — a dehumidifier is essential to control the trapped humidity. Installing a dehumidifier in a vented crawl space without sealing the vents first is wasted money; it will run nonstop trying to dry outdoor air.
Usually not on its own. Most standard homeowners policies exclude mold caused by ongoing humidity or seepage. Coverage is more likely if mold is the direct result of a sudden covered event — a burst pipe, roof leak, or storm flooding. We can provide dated photos, moisture readings, and a written scope that supports a claim, but we always recommend calling your insurer before any remediation work begins.
The most common signs are a musty or earthy smell inside the house (especially near floor vents), visible white, gray, or black growth on joists and subfloor, increased allergy symptoms in the home, and elevated humidity readings. Many homes have active mold growth without any visible sign from above — a free inspection is the only reliable way to know.
Most projects complete in 2–5 working days depending on size and scope. A simple vapor barrier might be done in a day; a full encapsulation with mold remediation, drainage, and a dehumidifier usually runs 3–5 days. We give you a firm start date and duration as part of the written estimate, and we stick to it.
No. Our on-site inspections are free and there is no obligation to proceed with any work. You get a documented assessment of your crawl space and a clear, itemized written estimate the same day — whether you hire us or not.
Yes. We carry general liability insurance and workers’ compensation coverage, and our technicians are IICRC certified. Certifications and insurance documentation is available on request before we start any project.
We serve all of Western North Carolina as our primary area and travel statewide for larger projects. If you are west of Hickory or anywhere in the mountain counties, we almost certainly cover you. See the full service area or call us to confirm.

Encapsulation, mold remediation, and moisture control for Asheville homes — from historic Montford to North Asheville, West Asheville, Kenilworth, and beyond.
Asheville sits at roughly 2,100 feet in the Blue Ridge, with average relative humidity above 75% most of the year and rainfall well over 40 inches. That combination — plus older housing stock with vented crawl spaces — makes ground moisture and crawl space mold one of the most common issues we see in the city. Many Asheville neighborhoods are also on sloped lots where surface water drains toward or under the foundation, which means drainage and vapor control have to work together.
We work on homes across Asheville — Montford, North Asheville, Kenilworth, Biltmore Forest, Oakley, Haw Creek, West Asheville, South Asheville, and Arden — from early-1900s bungalows to new construction in Reynolds Mountain. Every inspection is free, and every estimate is itemized so you know exactly what the job covers.

Encapsulation, mold remediation, drainage, and moisture control across Hendersonville, Flat Rock, Fletcher, Mills River, and Henderson County.
Hendersonville sits in the Blue Ridge foothills at about 2,200 feet, with a cooler, wetter microclimate than the Piedmont and plenty of clay soil that holds water after storms. Many Henderson County homes — especially in Flat Rock, Laurel Park, and Etowah — sit on graded lots where water runs toward the crawl space, and older homes in town often have minimal or aged vapor barriers that no longer do their job.
We handle every kind of crawl space work in Henderson County: full encapsulation, vapor barrier replacement, dehumidifier installation, and drainage systems for persistent water. Whether you’re preparing a Flat Rock home for resale or dealing with musty odors in a Mills River rancher, the inspection is free and the estimate is itemized.

Moisture control, encapsulation, and mold remediation for Waynesville, Maggie Valley, Clyde, Canton, and Haywood County homes.
Waynesville and the rest of Haywood County sit at some of the highest elevations in Western NC — Waynesville itself is near 2,700 feet — which means cool nights, frequent fog, and heavy seasonal rainfall that drive ground moisture up into crawl spaces. Many Haywood homes are also on steep lots or creek bottoms where groundwater is a year-round factor.
We work on homes throughout Haywood County — from downtown Waynesville and Maggie Valley cabins to creekside properties in Canton, Clyde, and Bethel. Whether you need long-term moisture control or a clean preventive check, the inspection is free and the estimate is itemized.
Long-standing moisture issues or a preventive check — every inspection is free, and the estimate is itemized.
Encapsulation, mold remediation, and drainage for Brevard, Pisgah Forest, Lake Toxaway, and all of Transylvania County.
Transylvania County is one of the rainiest places in the eastern United States — some parts of it average over 80 inches per year. Brevard, Pisgah Forest, and the communities around Lake Toxaway and Cedar Mountain see persistent ground moisture, frequent fog, and shaded mountain lots that stay damp long after the rain stops. That combination puts more long-term stress on crawl spaces here than almost anywhere else in the state.
We work on homes throughout the county — from downtown Brevard cottages to lake houses on Toxaway and second homes in Connestee Falls. Encapsulation paired with a properly sized dehumidifier is the standard recommendation, and for homes with active groundwater we add drainage and a sump system.
Complete crawl space sealing built for one of the wettest climates in NC — 16-mil liner, wall and pier coverage, vent sealing, lifetime warranty available.

Encapsulation, mold remediation, and moisture control for Black Mountain, Montreat, Swannanoa, and east Buncombe County homes.
Black Mountain sits just east of Asheville in the Swannanoa Valley, surrounded by ridges that keep the area cool, shaded, and humid for most of the year. Homes along the Swannanoa River, and in Montreat just up the valley, frequently deal with elevated groundwater and long-lingering moisture in vented crawl spaces.
We work on homes across Black Mountain, Montreat, Swannanoa, and east Buncombe — from mid-century cottages in town to Montreat cabins to newer builds along Highway 70. Every inspection includes moisture readings and crawl space photos.
